Running Toilet Repair — Fill Valve, Flapper & Float
A running toilet is the most water-wasteful common household plumbing problem. A continuously running toilet wastes 200 litres of water per day — approximately 6,000 litres per month, enough to increase a Mississauga water bill by $20 to $40 monthly. The cause is almost always one of three components: a worn flapper that no longer seals the flush valve seat, a failing fill valve that cannot shut off when the tank reaches full, or a float that is set too high allowing water to continuously run into the overflow tube.
We diagnose a running toilet by adding food colouring to the tank and checking for colour in the bowl within 10 minutes without flushing — colour in the bowl confirms a leaking flapper. We also check the fill valve shut-off by observing whether the valve closes fully when the float reaches the set level. A complete toilet rebuild kit — fill valve, flapper, and supply line — costs $30 to $50 in parts and typically resolves all three potential causes in a single repair.
For toilets where the fill valve is cycling on and off every few minutes without flushing (called phantom flushing), the flapper is leaking slowly enough that the tank drains drop below the fill valve cut-on point, triggering a refill cycle. This wastes water continuously and is stopped completely by flapper replacement.
Toilet tank seepage — water that appears on the floor around the base of the toilet from the tank area rather than the base — typically comes from condensation on the outside of the tank in humid weather, or from a crack in the tank wall. Condensation is managed with a tank liner or a tempering valve that warms the cold water entering the tank. A cracked tank requires toilet replacement — tank cracks cannot be repaired permanently.
Clogged Toilet — Clearing & Drain Inspection
A clogged toilet that cannot be cleared with a standard household plunger requires a closet auger — a specialized drain snake designed to navigate the toilet trap without scratching the porcelain. A professional closet auger reaches 3 to 6 feet through the toilet trap and into the drain branch, retrieving or breaking up the blockage that a plunger’s suction force cannot dislodge.
Toilets that clog repeatedly without an obvious cause — without excessive tissue or non-flushable items being introduced — typically have a partially blocked drain branch below the toilet, a low-flow toilet with insufficient flush volume, or a sewer lateral that is partially blocked with root intrusion. We investigate repeat clogs with a camera scope of the drain branch to identify structural causes.
A toilet that drains slowly — swirls but does not flush completely — is most often caused by clogged rim jets. These are the holes under the toilet rim through which the flush water enters the bowl. Mineral scale from Peel Region’s hard water blocks these jets progressively. We clean the rim jets using a wire tool and scale remover during the service call.
Non-flushable items that are the most common cause of sudden toilet blockages in family homes include hygiene wipes (even those labelled flushable do not dissolve appropriately for Canadian sewer systems), dental floss, cotton swabs, and children’s toys. For blockages that do not clear with a professional closet auger, we use a toilet camera or extraction tool to retrieve the obstructing object rather than forcing it further into the drain.
Toilet Replacement & Installation
Toilet replacement involves removing the old toilet, inspecting the toilet flange condition, installing a new wax ring, setting the new toilet, and connecting the water supply. We include flange inspection in every toilet replacement — a damaged or corroded toilet flange must be repaired before the new toilet is set, as a compromised flange allows the toilet to rock, which breaks the wax seal and allows sewer gas to enter the bathroom.
Modern low-flow toilets (4.8 litres per flush under current Ontario code) use a larger trap diameter and optimized rim jet configuration to achieve effective flushing performance at lower water volume. Toilet installation includes the new toilet, a new wax ring, new closet bolts, and new supply line. Toilet Flange Repair & Wax Ring Replacement
A toilet that rocks or moves when sat upon has a broken wax ring seal. The rocking compresses the wax ring differently on each side, creating gaps that allow sewer gas to enter the bathroom and, over time, allow waste water to leak under the toilet onto the subfloor. Rocking toilet repair requires removing the toilet, inspecting the toilet flange for damage, repairing or replacing the flange if required, and installing a new wax ring before resetting the toilet.
Toilet flange repair is required when the original flange is cracked, corroded, or sitting below the finished floor level (which prevents the wax ring from making full contact with the flange surface). We repair flanges using a flange repair kit that mounts over the damaged original or, where the damage is too extensive, replace the full flange section in the drain pipe.
For toilets with a persistently foul odour despite adequate cleaning, the wax ring is typically failing. Sewer gas entering through a compromised wax ring seal is a health concern and should be addressed promptly. The repair requires temporary toilet removal and takes approximately 90 minutes from start to completion.
Toilet flange height relative to the finished floor surface is an important consideration in bathroom renovations where new tile is installed around an existing toilet. When new tile raises the floor level above the existing toilet flange, the flange must be extended upward using a flange extender kit before the toilet is reinstalled. A toilet set on a flange that is below the finished floor surface cannot form an adequate wax ring seal regardless of the wax ring thickness used.
